Sand In My Boots has everything you could want in a beach house! Gulf Views, Close to all the best restaurants, Walk to the beach and so much more! This 2 bedroom 2 bath villa has plenty of room for the fam to enjoy! Relax on the deck enjoying views of the gulf and the bay. Spend time inside streaming your favorite shows, watching the DVD's provided, or playing some board games! 2 master suites with attached bathrooms and a pull out sofa for extra guests! Family and pets welcome!

Welcome to Sand In My Boots! This family friendly, pet friendly, villa has everything to make your stay as enjoyable and fun as possible! Two King master suites and attached bathrooms, you'll find yourself able to relax after playing in the sun all day! There's also a full pull out couch for extra guests! We provide end table speakers with wireless chargers, have yourself a dance party on the deck or in the living room! We also have Wi-Fi, smart TV's in every room, a DVD player to enjoy some sitcoms and movies, and some board games that are fun for the whole family! On those colder nights after spending all day in the sun, turn on the fireplace and cozy up! We have everything you'll need to be able to cook while you're here! -Baking dishes -Pot & Pans -Blender -Toaster -French Press -Coffee Maker -Tea Kettle -And Much More! Outside on the porch have your morning coffee or your evening cocktail and enjoy the views of the gulf! Head downstairs to grill your meals or lounge on the lounge chairs in the sun! There is an outdoor shower and hose to rinse off after a day in the sand! In the community there is a pool (pool is operable between March 1-October 31) , observation deck, fire pit, playground and some picnic tables to hang out at! Hang out around the fountains as well! Crystal Beach is an awesome spot with lots of amazing restaurants and other fun things to do! Book a fishing charter, parasailing, amazing seafood, or just relax and enjoy each others company! Take a quick ferry over to Galveston for some more exciting experiences! We are pet friendly with a $100 fee for up to 2 dogs. We also provide couch covers, if you're having your buddy on the couch, and lint rollers cause we all know how that goes! We hope you have a wonderful vacation staying with CCs Retreats! If you are bringing a pet, please note we do supply a couch cover Please utilize the couch cover if allowing your fur babies on the furniture. We are pet friendly with a pet fee of $100 for up to 2 dogs. We are in a new build community and there are some houses still being built, we apologize for any inconvenience this causes, but there may be occasional construction noise. We do have regularly scheduled pest control, but unfortunately at times because of location, you will see some critters including but not limited to water roaches, mosquitoes, ants, etc. We do not offer refunds for COVID-19, Weather, or any other extenuating circumstances. We recommend you purchase trip insurance. Pool is operable between March 1-October 31

House Rules

We do not offer refunds for bad weather, COVID-19, or other extenuating circumstances, for this reason, we recommend you purchase trip insurance. Person renting the cabin must be 25 or older. Home is on a septic. Please do not flush ANYTHING other than toilet paper. Please dispose of all feminine products and diapers in the trash can. House Rules: -Before you check out, please place all dirty dishes in the dishwasher and run it. -Please do not leave any food or trash outside, all must be bagged and in outdoor trash bin provided. -Please bag all trash including boxes and place in can outside. -Please do not make any beds that are used please strip and leave them on the bed. -Please place all used towels on bathroom floor. What's Provided: -Kitchen Appliances: Microwave, stove, oven, Fridge/Freezer, Blender, coffee maker, french press, toaster. -Utensils, plates, bowls, pots, pans, baking sheet, mixing bowls, and more. -Towels- hand, face, body -Hand soap and dishsoap -Toilet tissue (2 rolls per bathroom) and paper towels (1 roll) -Beach Towels What's not provided: -Condiments Use keypad to unlock and lock. VACATION RENTAL SHORT TERM LEASE AGREEMENT 1. Maximum Occupancy. The maximum number of persons allowed to stay in the Property is limited to 6, unless the Owner gives its prior written consent. 2. Keys & Access Codes. Owner will provide Guest with door code 1 hour before check in. Any attempt to access a locked area is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage. 3. Acts of God. If there is a storm or severe weather and a mandatory evacuation order is issued by state or local authorities, Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God. 4. Cleaning. Daily housekeeping services are not included in the rental rate. Throughout the rental period, Guest will be responsible for keeping the Property clean and in good condition. Any unsafe or dangerous condition must be reported to Owner immediately. Guest acknowledges that on the Arrival Date, the Property is in good condition, except for any defect Guest may report to Owner by the end of the first day following the Arrival Date. The Property should be left in the same condition as it was found by Guest on the Arrival Date. Guest promises to leave the Property in good repair. 5. Mechanical Failures. Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner is not responsible for any inconvenience that may occur and reasonable refunds or rent reductions will be made due to failure of such items. 6. Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR ELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE. 7. Violation of Agreement. If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rent and security deposit paid. We had a perfect New Year’s Eve stay at this beach house. It was cozy, quiet, and ideal for a romantic getaway. Watching the fireworks right from the beach was unforgettable. The home had everything we needed and more, making our stay comfortable and stress-free. We would absolutely stay here again.

Find us

There are 4 parking spots. Turn in on Johnson Rd, left on Carr and right on Cedar ln. We are the house next to the observation deck. Beach access is on Johnson rd across 87!
